2023 Real Estate Report released: Buying land is more complex than buying housing

According to the report containing 2023 real estate data for Turkey, land searches on Emlakjet across Turkey increased by 251 percent in 2023 compared to the previous year. The most popular province for searches was Kırklareli with 1643 percent. It was followed by Manisa with a 1000 percent increase, Çanakkale with 604 percent, Balıkesir with 450 percent, and Muğla with 441 percent.

In the statement, Emlakjet CEO Tolga İdikat, whose views on the data were included, reported that they observed a significant increase in demand for land searches on the Emlakjet platform in 2023.

İdikat stated, "We see that Kırklareli is the most popular city for land searches this year by a wide margin. We interpret the reason for this demand as its low population density and the fact that it is considered one of the safest cities in terms of earthquakes."

Mentioning that land prices in Kırklareli have also risen in line with the increasing intense demand, İdikat explained that land searches are concentrated regionally in the North Aegean and Mediterranean.

"BUYING LAND IS MORE COMPLEX THAN BUYING HOUSING"

Tolga İdikat noted that buying land is a more complex process than buying housing, and emphasized that investors conducting detailed research on the subject and requesting information from the relevant municipalities will make their investments secure.

Mentioning Emlakjet's new project, Arsa Dünyası (Land World), İdikat said, "Because we anticipated the demand for land, we created an 'Arsa Dünyası' section on our site. Our users can easily get expert opinions and examine the relevant legislation here. We anticipate that the demand for land will increase even further as of next year, and we state that our investments in this area will continue simultaneously."
