Attention landlords and tenants: May rent increase rate announced

Following the announcement of the Turkish Statistical Institute's (TÜİK) inflation data for April, the upper limit for rent increases to be applied in the May period has become clear. According to the released data, consumer prices rose by 4.18 percent on a monthly basis in April.

In line with this data, the rate of increase that can be applied to residential rents has been recalculated. The rent increase ceiling for May, determined by taking the twelve-month average CPI into account, has been set at 32.43 percent.

HOW HAS THE RENT INCREASE RATE IN TURKEY CHANGED OVER THE LAST 9 MONTHS?

September 2025: 39.62 percent

October 2025: 38.36 percent

November 2025: 37.15 percent

December 2025: 35.91 percent

January 2026: 34.88 percent

February 2026: 33.98 percent

March 2026: 33.39 percent

April 2026: 32.82 percent

May 2026: 32.43 percent

The 12-month average CPI, which is the fundamental criterion for determining rent hikes, continues to be the deciding factor for both tenants and property owners. This rate represents the maximum increase limit that can be applied within the legal framework.

According to a sample calculation; when a 32.43 percent increase is applied to a rent of 30,000 TL, the increase amount is 9,729 TL. Thus, the new rent amount rises to 39,729 TL.
