Attention property owners: Time is running out! Those who do not pay will face interest
Due to the Eid al-Adha holiday coinciding with the official calendar, property owners in Turkey must make their first installment of property tax payments online to avoid late payment interest.
The deadline for the first installment of property taxes is approaching for taxpayers who own residential properties, land, workplaces, or fields across Turkey. Since June 1 has been set as the deadline and this date coincides with the holiday, physical municipal payment offices will be closed. Therefore, it has become essential for property owners who do not want to experience delays in their payments to complete their transactions via digital platforms.
Property tax payers are required to make their first installment payments by the deadline of June 1. For amounts not paid by this date, a late payment interest of 3.5 percent is applied each month. Property owners can pay their taxes either in full or in installments.
DIGITAL CHANNELS ARE AT THE FOREFRONT TO AVOID LATE INTEREST
Due to the fact that municipal payment offices will not be providing service during the Eid al-Adha holiday, citizens are being directed to online payment methods. Those who wish to pay their property tax can carry out their transactions through two main digital channels:

e-Government Gateway (e-Devlet): After logging into the system with a Turkish ID number, it is possible to make payments using the “Internet Tax Office” or the tab of the municipality where the property is registered.

E-Municipality Systems: Payment via credit card is offered through the “E-Municipality” debt inquiry and payment screen located on the official website of each municipality.
Those who do not wish to use digital channels must complete the payment physically before the final hours when municipal payment offices are open.
HOW IS PROPERTY TAX CALCULATED?
The property tax amount is calculated based on the fair market value obtained by multiplying the square meter unit value determined annually by the municipality where the property is located by the square footage of the property. The final tax amount is determined by different rates according to the type of property (residence, land, workplace, etc.). For this reason, the tax to be paid may vary for each property owner.
WHO IS EXEMPT FROM PROPERTY TAX?
Individuals who meet certain conditions are legally exempt from property tax. These include;
- Retirees who own only one residence (with a gross area not exceeding 200 square meters),
- Those receiving a retirement pension for widows and orphans,
- Disabled citizens and veterans,
- Spouses and children of martyrs, and those receiving a disability pension for duty,
- Those who officially document that they have no income.
Individuals within this scope are not required to make any payments.
DEADLINE IS JUNE 1
All property owners are expected to pay their first installments in full by the designated deadline of June 1 to avoid grievances and late payment interest. Since transaction density may occur due to the holiday, citizens are advised to make their payments quickly and securely online without waiting for the last day.
