Esenyurt, which has earned the title of Turkey's most populous district due to its rapid development in recent years, also stands out as the district in Istanbul with low housing amortization periods.

In the Mehterçeşme, Örnek, Talatpaşa, and Yenikent neighborhoods, the amortization period is 11 years; the average rent is in the 12-13 thousand TL range, and the annual rental yield is at the 9 percent level. In most of Esenyurt's neighborhoods, amortization periods are 12 years, with annual yield rates ranging between 8 and 9 percent.

However, despite this shortness in amortization periods, Esenyurt is viewed by some investors as a risky region for investment due to its heterogeneous demographic structure.

The Kağıthane district is another region in Istanbul rapidly gaining value due to its central location and developing transportation network. The fact that new metro lines pass through the district, in particular, makes Kağıthane attractive for investors.

In the district, the amortization period in the Çağlayan and Telsizler neighborhoods is 11 years, and the annual rental yield is 9 percent. Average rent rates in Çağlayan are around 22 thousand TL, and around 21 thousand TL in Telsizler.

In the Güzeltepe, Çırçır, Karadolap, Alibeyköy, and Merkez neighborhoods, which were declared urban transformation zones in 2016, the amortization period is 13 years, and the annual yield rate is between 7 and 8 percent.
