Rents in Turkey outpace European countries: Record levels observed in increases
Drawing attention with the speed of increase in rental housing prices in recent years, Turkey has reached the top spot across Europe. In the housing sector, where demand is rising, prices have increased much faster than in other countries.
According to updated data for 2025, the rate of increase observed in residential rents in Turkey has stood out among European countries. Rents in Turkey increased by 77.6% in one year, placing it at the top of the list. This rate was more than four times that of its closest follower, Montenegro. In Montenegro, the rent increase remained at 18.5% during the same period.
Although rents are rising across Europe, these increases have occurred at more moderate levels in many countries. However, the sharp rise in Turkey has once again brought market imbalances and economic factors to the agenda.
Economists point to high mortgage interest rates and the difficulty of becoming a homeowner as the root causes of the record-level rent increases in Turkey. Due to rising credit costs, many people who cannot become homeowners have turned to rental apartments, and this demand has caused prices to rise significantly.
Kate Everett-Allen, Head of European Residential Research at Knight Frank, stated that rent increases have accelerated in Turkey due to high inflation. Everett-Allen commented, "Current conditions are increasing pressure on the rental market, and becoming a homeowner is becoming more difficult every day."
In response to these fluctuations in the rental market, the government intervened in July 2022 by imposing a maximum 25% increase limit for existing tenants. The duration of this regulation was extended in the following period. However, according to experts, the ceiling application caused prices to rise even more rapidly for new rentals. Thus, while the increase rates for existing tenants were limited, the prices requested for vacant housing reached record levels.
