The Ministry of Treasury and Finance and the Ministry of Environment, Urbanization and Climate Change have announced the building square meter normal construction cost values that will serve as the basis for property tax calculations in 2026.

According to the announcement, for reinforced concrete residences in the luxury construction class, the lowest price per square meter is 12 thousand 112 TL, the highest is 13 thousand 594 TL, and the average value has been set at 12 thousand 853 TL.

For first-class construction, the cost per square meter is at least 7 thousand 649 TL, at most 8 thousand 404 TL, and the average is 8 thousand 26 TL. For second-class construction, these figures were announced as 4 thousand 898 TL (lowest), 5 thousand 819 TL (highest), and 5 thousand 359 TL (average).

For third-class construction, the amount per square meter ranges between 3 thousand 456 TL and 4 thousand 134 TL, with an average recorded at 3 thousand 795 TL. For simple structures, the lowest square meter price is 1,761 TL, the highest is 2 thousand 488 TL, and the average is 2 thousand 125 TL.

ADDITIONAL FEES FOR ELEVATORS, AIR CONDITIONING, AND CENTRAL HEATING

The determined square meter costs do not include the installation costs for elevators, air conditioning, or central heating. If a residence has one of these features, an additional 8 percent will be added for central heating or air conditioning, and 6 percent for an elevator.
