Record in real estate sales: Istanbul's most preferred districts revealed
In September, residential and non-residential sales reached 285 thousand 373 units, recording the highest figure of 2024. Real estate expert Mustafa Hakan Özelmacıklı announced the 5 most popular districts in Istanbul.
The increasing vitality in housing sales has also begun to show its effect on non-residential real estate. According to data from the General Directorate of Land Registry and Cadastre, a total of 285,373 sales transactions took place in September.
This figure was recorded as the highest monthly sales figure of 2024.
Real estate expert Mustafa Hakan Özelmacıklı, while answering the question "Is there an opportunity for plots, land, and workplaces?" to Milliyet, announced the 5 most preferred districts in Istanbul.
Özelmacıklı stated, "I think the rise in gold prices creates an important opportunity for money to be transferred to the real estate sector as an effect. October sales are also going as well as September. We can say that we are receiving signals of a recovery in real estate."
"When we look at it in terms of housing, there are 140 thousand title deed sales, but similar opportunities also exist in commercial real estate, plots, and land," said the real estate expert, adding, "The housing price index has declined significantly in real terms, and there were those who earned very high income due to deposit interest rates. These people have also started to gradually return to real estate; we can say that these have an effect as well."
MOST PREFERRED DISTRICTS IN ISTANBUL
Stating that "When we look at plots and land, sales are intense in Silivri around Istanbul," Özelmacıklı explained the other 4 locations as follows:
"In September, around 5,500 title deed transactions were made in Silivri. 4,915 title deed transactions were made in Arnavutköy. Besides this, there are some densities in various districts of ours. Apart from plots and land, the busiest district is already Esenyurt, where nearly 13 thousand title deed transactions were made.
On the Anatolian side, Pendik is a place where 5,672 transactions were made. Nearly 3,500 title deed transactions were made in Sancaktepe.
Outside of Istanbul, there is also real estate demand in surrounding provinces. When we look at the Anatolian side, there is intense real estate demand along the Kocaeli, Sakarya, Düzce, and Bolu line. On the European side, regions such as Çatalca, Kırklareli, Edirne, Tekirdağ, and the Çanakkale region after the Lapseki line, as well as lines like Biga, and Bandırma and Gönen in Balıkesir, are highly preferred areas. Both agricultural lands, irrigated and dry agricultural lands, and plots close to village settlements are attracting significant interest."
