Erdoğan pushes the button: Brakes are coming for property taxes
Following significant backlash over increases in building fair market values reaching 500 percent, and up to 1400 percent in metropolitan areas, the government has taken action. Upon the instruction of President Erdoğan, a comprehensive regulation is being prepared for property taxes to be applied in 2026.
The extraordinary recent increases in property taxes have caused a significant stir in public opinion. As citizen backlash grows, it has been stated that the increases in building fair market values—reaching 500 percent and up to 1400 percent in metropolitan areas—do not reflect market conditions.
Following the rise in complaints, the issue was brought to the table at the AKP Central Executive Board (MYK) meeting.
During the meeting, it was stated that there are different practices between districts and that this situation leads to injustice.
FAIR MARKET VALUE STUDY TO BE VALID FOR 4 YEARS
According to information obtained, President Recep Tayyip Erdoğan has given instructions to prevent exorbitant increases. In this context, a fair market value study that will be valid for four years will be conducted.
In line with this study, it is planned to regulate the property taxes to be applied in 2026 in a way that will not victimize citizens.
AKP officials noted that the issue will be investigated comprehensively and that steps will be taken in accordance with the reports to be obtained.
STATEMENT FROM AKP: “WE WILL NOT VICTIMIZE OUR CITIZENS”
AKP Deputy Chairman Responsible for Local Governments Mustafa Demir also made a statement regarding the debates. Stating that the issue in question has been closely followed for a long time, Demir said the following:
“We are well aware of our nation's concerns regarding the debated increases in land fair market values, which form the basis for property taxes, which have come to the public agenda in recent days but which we have been following closely for a long time. We will never allow our citizens to be distressed by increases in fair market values that do not reflect real market conditions for the property taxes to be applied in 2026.”
