A new era officially begins for residential property listings

The Electronic Listing Verification System (EİDS), which aims to increase security and transparency in real estate sales, is now mandatory for all residential property listings nationwide. This change, which took effect on February 15, aims to eliminate problems such as the increasing number of fake listings, price manipulation, and unauthorized real estate brokerage.

SYSTEM EXPANDED FROM RENTALS TO SALES

The new system had been in effect for rental listings since January 1, 2025, and has now been expanded to similarly cover properties for sale. The process, which began as a pilot application in Istanbul, Ankara, and Izmir in early February, has now been extended across the country.

AUTHORIZATION PROCESS TO BE CONDUCTED VIA E-GOVERNMENT

Property owners who wish to list their homes will now select their properties personally via the e-Government platform to authorize real estate agencies to post sales listings. No listing can be published without this process. Furthermore, the minimum duration for these authorizations has been set at three months; if necessary, authorization cancellations and extensions can also be managed through the e-Government portal.

DIGITAL VERIFICATION TO PREVENT FAKE LISTINGS

By digitally verifying ownership in all listing processes, the system will prevent third parties from posting unauthorized listings or using fake accounts to offer misleading prices in the market. Listings will feature a logo or statement indicating that verification has been completed through the system, allowing consumers to easily see which listings truly come from property owners or authorized real estate businesses.

SUPPORT FROM THE SECTOR FOR THE IMPLEMENTATION

Hacı Ali Taylan, President of the Turkish Federation of All Real Estate Consultants (TEMFED), stated that the implementation has brought significant discipline to their profession. Taylan said, "We believe this system will seriously regulate the sector. Unauthorized real estate brokerage will be eliminated, and fake listings and fraud attempts will be significantly reduced. Since the process for sales listings will be fully recorded, it will yield positive results for both consumers and the sector."

MINISTRY EMPHASIZES MARKET IMPACT

With the new regulation, the fact that sales listings published on real estate websites will be matched with property ownership will ensure more secure transactions in the sector. The Ministry of Trade believes that this step will play an important role in preventing speculative movements in the market.
