The Turkish Statistical Institute (TUIK) has shared the inflation data for April 2025 with the public. According to the data, monthly inflation was 3 percent, and annual inflation was 37.86 percent. These announced rates also determined the new increase rate to be applied to rent hikes.
The increase rate, determined based on the 12-month CPI (Consumer Price Index) average used for residential and workplace rents, was 48.73 percent as of April.
Thus, tenants and workplace owners whose lease contract periods expire in May will see this rate applied to their rent payments for the new term.
Last month, the rent increase rate was announced as 51.26 percent. Although the new rate has declined slightly compared to last month, it continues to remain at high levels.
HOW IS THE INCREASE CALCULATED?
For residential rents:
Landlords take into account the 12-month average CPI data announced by TUIK when making rent increases. For example, if the rent increase is to be made in May, the 12-month average of the CPI published by TUIK in April is looked at.
The property owner has the right to make an increase equal to or lower than this rate. The 25 percent legal ceiling application ended as of July 2024.
For workplace rents:
Free agreement between the parties is valid in workplace contracts. However, if the CPI rate is to be taken as the basis in the contract, the 12-month average data announced by TUIK for the relevant month is again used as the basis. In this context, the maximum increase rate to be applied to workplaces for May will also be 48.73 percent.
