The Capital Markets Board (CMB) has announced the new fee tariff to be applied for real estate appraisal services.
According to the decision published in today's issue of the Official Gazette, there will be a major increase in appraisal service fees in 2025.
RESIDENTIAL AND OFFICE APPRAISAL FEES HAVE BEEN DETERMINED!
According to the tariff set by the CMB, for residential units, offices, and bureaus that have gained independent unit status and do not exceed 250 square meters in gross area, the appraisal fee has increased from 5,874 liras to 11,748 liras.
For those with a gross area between 251 and 500 square meters, this amount has been set at 13,478 liras. For residential and office units over 501 square meters, the appraisal fee will range between 15,964 liras and 37,046 liras.
WHAT ARE THE APPRAISAL FEES FOR LAND AND AGRICULTURAL PLOTS?
For lands such as vineyards, gardens, fields, agricultural areas, and private forests, whether zoned or unzoned, appraisal fees will be applied between 11,712 liras and 16,034 liras. For plots of land, this figure will vary between 14,986 liras and 28,080 liras.
FEES VARY FOR COMMERCIAL AREAS
For shops, plazas, and business centers, the appraisal fee for areas up to 100 square meters has been set at 11,966 liras.
While this amount rises to 13,990 liras for areas between 101 and 500 square meters, the appraisal fee for commercial areas exceeding 20,000 square meters will go up to 178,506 liras.
The appraisal fee for waterfront mansions (yalı) and real estate with historical monument status has been announced as 56,742 liras.
The appraisal fee for gas stations has been increased to 65,214 liras. For production, storage, agricultural, and industrial structures, fees will vary between 10,798 liras and 90,262 liras depending on the gross square meterage.
For real estate used for service purposes such as shopping malls, hospitals, health facilities, hotels, cultural and sports facilities, appraisal fees will range between 11,966 liras and 178,506 liras depending on the gross square meterage.
