Electronic Advertisement Verification System has launched: The fight against fake listings begins

As of January 1, 2025, the Electronic Advertisement Verification System (EİDS) has been implemented. Under the new regulation, rental listings can only be posted for properties that have undergone authorization verification. This system aims to prevent fake listings and reduce consumer grievances.

Real Estate Expert Mustafa Hakan Özelmacıklı explained the details of the regulation:

The identities of those posting listings and the ownership information of the real estate will be verified.

Rental listings can only be published by authorized real estate businesses with the owner's permission.

FAKE LISTINGS WILL BE A THING OF THE PAST

With the new system, fraud involving fake listings and misleading information will be prevented. For example, frequently encountered fraud methods, such as renting out non-existent villas in holiday regions, will be blocked thanks to this system.

HOW WILL AUTHORIZATION VERIFICATION BE DONE?

Property owners, to post a listing, will log in via e-Devlet to:

1. Select their real estate and grant permission to post a listing.

2. Specify the number of the real estate business they have authorized.

3. This authorization will only cover the permission to post a listing; it will not provide authority to perform transactions at the land registry or sign a lease agreement.

Listings verified through the Electronic Advertisement Verification System will feature a logo on the platforms. This logo will confirm the accuracy of the listing.

PENALTIES START AT 100 THOUSAND TL

Listing owners or platforms that do not comply with the system's rules will face penalties starting from 100 thousand TL. If a person posts a listing without obtaining authorization from the property owner, they will be required to pay a fine.

ALSO COVERS SOCIAL MEDIA LISTINGS

The system covers not only listing platforms but also advertisements posted via social media. Listings made by real estate businesses without an authorization certificate or through individual social media accounts will also be subject to the regulation.

WHAT WILL HAPPEN TO OLD LISTINGS AND LISTINGS FOR SALE?

The new regulation will only apply to listings posted as of January 1, 2025. Listings posted previously that are still active will not be evaluated within this scope.

Authorization verification for properties for sale has not yet been implemented. Real estate experts expect this practice to also apply to listings for sale in the future.
