New statement from AKP on reactions to property tax appraisal value hikes: We will not allow it

Appraisal values, calculated every four years, have been recalculated. With the update of the figures, it was observed that land appraisal values increased by 7 times, and even 18 times. A statement has come from the AKP front regarding the reactions to the price increases that the regulation will cause.

AKP Deputy Chairman responsible for Local Governments, Mustafa Demir, announced that they will not allow citizens to be put in a difficult position by property tax appraisal value increases that do not reflect real market conditions, which will be implemented in 2026.

Demir made a statement on his social media account regarding the debates on property tax.

Emphasizing that this issue, which has come to the public's attention, has been closely followed for a long time, Demir said, "We are well aware of our nation's concerns regarding the debated increases in land appraisal values, which are the basis for property tax, which have recently come to the public's agenda but which we have been following closely for a long time. We will never allow our citizens to be put in a difficult position by property tax appraisal value increases that do not reflect real market conditions to be implemented in 2026."

Demir noted the following:

"Under the instructions of our President, Mr. Recep Tayyip Erdoğan, we, as the Local Governments Presidency, are following this process down to the finest detail. We are meticulously examining the appraisal value determinations made throughout Turkey, the increase rates, and their reflections on our citizens. Everyone should know that; under the leadership of our President, we will prevent potential grievances through legal and administrative regulations. Our priority is to protect the rights of our nation, establish justice, and continue service in municipalism without placing a burden on the shoulders of our citizens. The AK Party's understanding of municipalism is one that gives its citizens room to breathe, not a burden. We stand by our nation on this issue as well, and we will absolutely not allow any grievances to occur."

AKP MEMBER TAYYAR WARNED ABOUT THE INCREASES THROUGH MUNICIPALITIES

Exorbitant price increases irritated former AKP deputy Şamil Tayyar. Tayyar warned the government regarding the municipalities that caused the price increases. In a post on his X account, Tayyar made the following complaints:

“The appraisal value problem is growing, and cancellation applications will flood the courts starting tomorrow.

Let us remind you that lawsuits must be filed between September 1 and 7.

So, who is responsible for this crisis? This is also a question whose answer is most curious. Property tax is calculated every 4 years based on land square meter unit values and construction cost values, and it is also increased by half of the revaluation rate each year.

Property tax is collected entirely by municipalities. While the appraisal commission, which includes representatives from the Treasury, Land Registry, Municipality, and Chamber of Industry and Commerce, makes the final decision, it bases its decision on the land square meter unit values determined by the appraisal commission established within the municipalities.

In other words. The relevant municipality determines what the land value is on which street and which avenue. The primary culprits of the exorbitant increases of up to 2 thousand percent are the municipalities. Even if the municipalities commit this blunder, the results will affect general politics and disrupt social peace. I think the government should step in and issue a legal regulation to prevent the exorbitant increases in appraisal values. I hope they do.

I am not excluding AK Party municipalities. The reason for the main opposition's silence on this issue while entering every debate should be known.”
