Applications for rental social housing in Istanbul have begun: Here are all the requirements

The application process has begun for the rental social housing project, which aims to increase access to affordable rental housing in Istanbul. As part of the Century's Housing Project carried out by the Ministry of Environment, Urbanization and Climate Change, in addition to the 100 thousand residences to be built in Istanbul, 15 thousand social housing units will be rented out through a system being implemented for the first time in Turkey.
In the first phase of the project, 1,071 residences will be allocated to citizens who meet the requirements for a period of 3 years. Applications will be made between September 14 and 25 via the Housing Development Administration (TOKİ) "Housing / Workplace Application" service on e-Devlet. There will be no fee for the application.
Monthly rent for the residences will start at 10 thousand liras. It is planned that the apartments to be rented out under the project will be allocated at prices below the current market rates in their respective regions.
DISTRIBUTION OF RESIDENCES AND APPLICATION REQUIREMENTS
The residences to be rented out in the first phase will be located in various districts of Istanbul. A total of 360 units will be rented in Başakşehir, Gaziosmanpaşa, Beyoğlu, and Güngören; 330 in Maltepe, Tuzla, and Kartal; 291 in Ataşehir, Sancaktepe, Ümraniye, and Üsküdar; and 90 in Arnavutköy. Deliveries are expected to take place in October.
Citizens living within the borders of Istanbul province will be able to apply for any district they wish within the scope of the project, regardless of the district in which they reside. Applications from those residing outside of Istanbul will not be accepted.
The project will include 1+1, 2+1, 3+1, and 4+1 housing types. 1+1 or 2+1 units will be allocated to young married couples, while 2+1, 3+1, or 4+1 units will be allocated to families with two or more children.
To apply, one must be a citizen of the Republic of Turkey, be at least 18 years old as of the application date, and be married. Additionally, the applicant must have resided in Istanbul uninterruptedly for at least one year.
Applicants must not own an independent residence registered in the land registry within the borders of Turkey, must not have previously signed a housing contract with TOKİ, and their average monthly net household income must not exceed 100 thousand liras. Those who have purchased or sold real estate in the form of an independent residence in the last 5 years will also not be able to benefit from the project.
Those who have active principal or substitute beneficiary status under the Social Housing or First Home Land projects will also not be able to apply. Whether applications have been accepted can be tracked via the "Housing / Workplace Application" menu under TOKİ services on e-Devlet.
The rent for the residences will not be increased for 12 months from the date notified by the administration for delivery. Following this period, an increase at the CPI rate will be applied to the rent amounts in the first January thereafter. Rent payments will begin on the 20th of the month following the delivery of the residence.
The allocation period for rental social housing will be limited to 3 years and this period will not be extended. Beneficiaries who purchase a home during the allocation period will be required to vacate the rental social housing unit.
