WHAT IS THE MAY 2025 RENT INCREASE RATE?

The May 2025 rent increase rate has been determined with the inflation data announced by TÜİK. Both tenants and landlords were closely following the increase rate that would be valid this month. According to the announced data, the 12-month CPI average will be taken as the basis for rent increases for residences and workplaces. In line with the data for April, the annual average CPI was 48.73%.

WHAT WAS THE APRIL 2025 RENT INCREASE RATE?

According to the calculation made by taking the 12-month inflation average into account, the upper limit for rent increases was set at 51.26%. The ceiling increase rate for rents is determined by the annual average calculated based on the inflation figures published by TÜİK.

On the other hand, within the scope of the regulation that was valid until July 2024, a maximum increase of 25% could be applied to residential rents for 2 years.

The rent increase rate is calculated according to the 12-month average of the Consumer Price Index (CPI) data, in accordance with Article 344 of the Turkish Code of Obligations. Since 2019, the Wholesale Price Index (WPI) and the Producer Price Index (PPI) have not been used in rent increase calculations. Therefore, only the CPI is taken as a basis. HOW IS THE RENT INCREASE RATE CALCULATED?

1. Determine the Current Rent Amount: For example, your monthly rent is 15,000 TL

2. Use the CPI Rate: The 12-month average of the CPI for April 2025 has been determined as 51.26%.

3. Calculate the Increase Amount: Find the increase amount by multiplying the current rent amount by the CPI rate. Example calculation: 15,000 TL x 51.26 / 100 = 7,689 TL.

4. Calculate the New Rent Amount: Add the increase amount to the current rent amount. Example: 15,000 TL + 7,689 TL = 22,689 TL.

This calculation is valid for both residential and workplace rents. However, if the contract terms for workplace rents have determined a different rate and this rate does not exceed the CPI increase, the contract provisions may take precedence.
