In which province did housing values soar, and where did they decline? Here is the first quarter table for 2025

The Central Bank has announced housing price data for the first quarter of 2025. While the average housing price per square meter across Turkey was at the 36,061 TL level at the end of last year, it reached 37,740 TL in the first three months of this year, marking an increase of 4.66 percent.

STOOD OUT WITH RECORD INCREASE

According to the data, housing prices per square meter in four cities showed an increase of over 15 percent. Among these cities, the highest increase was experienced in Muş. According to Türkiye Gazetesi, the average price per square meter in Muş rose to 20,442 TL, recording a rise of 25.66 percent. Here are the provinces that saw the highest housing price increases in the first quarter:

Muş - 20,442 TL (25.66 percent)

Diyarbakır - 25,806 TL (17.45 percent)

Kırklareli - 34,992 TL (17.34 percent)

Bingöl - 21,260 TL (16.91 percent)

These cities were followed by Bitlis, Kırşehir, Rize, Iğdır, Çanakkale, and Karaman. In these provinces, housing prices also experienced an increase between 11 and 13 percent.

PROVINCES THAT EXPERIENCED A LOSS IN VALUE

At the end of the list, provinces where housing prices declined in nominal terms drew attention. Notably, in Şırnak, prices fell by 2.06 percent, dropping to 18,137 TL per square meter. Yozgat became the second province to experience the most loss in value with a 0.74 percent decrease.

Here are the cities that showed the least increase or experienced a decline in the first quarter of the year:

Şırnak – 18,137 TL (-2.06 percent)

Yozgat – 19,231 TL (-0.74 percent)

In provinces such as Nevşehir, Osmaniye, and Çankırı, the rise in housing prices remained limited; the increase rate in these cities varied between 1 and 2 percent.

LATEST SITUATION IN ISTANBUL AND ANKARA

In the first quarter of 2025, Istanbul was among the provinces where housing prices increased by 10.06 percent. With this rise, the average price per square meter in the city reached 61,085 TL.

In Ankara, the price increase surpassed that of Istanbul. In the capital, the housing price per square meter reached the 33,272 TL level with an increase of 11.79 percent.

On the other hand, according to the March housing sales statistics announced last week, housing sales across Turkey increased by 5.1 percent to 110,795. The highest number of housing sales occurred in Istanbul with 19,820 units. Istanbul was followed by Ankara with 10,203 houses and İzmir with 7,513 houses.
