Rental crisis in Turkey: Average price exceeds the 24,000 TL threshold

Rental averages, which followed a horizontal course between 2018 and 2021 and remained below the 2,000 TL threshold, gained momentum starting from the first quarter of 2022, entering a vertical upward trend. Since that period, rents have shown an increase parallel to cost indices and inflation data, recording an approximately twelve-fold increase in a short period of four years and redefining economic boundaries.

HISTORIC BREAKING POINT AND CURRENT OUTLOOK IN THE HOUSING MARKET

When examining the data in the chart, it is observed that the sharpest rise in housing costs occurred between 2023 and 2025. The average rent, which was at the 1,000 TL level in the first quarter of 2018, exceeded the 12,000 TL threshold at the beginning of 2024 and reached its peak at 24,188 TL by 2026. This picture objectively confirms that the share of housing costs in the budgets of fixed-income citizens is steadily increasing and that the supply-demand balance in the market remains under cost-driven pressure.
