Seasonal home rental prices increased by 80 percent

With the start of the summer season, the demand for apartments and detached houses rented during the holiday season, which also covers the months of May and September, in addition to hotels, has caused prices to rise by up to eighty percent.

Bahadır Ölmez, a local tradesman residing in Yeni Foça, one of the favorite holiday destinations for domestic and foreign tourists, said, "Because demand is very high during the summer months, monthly seasonal home rentals start at 50 thousand liras and go up to 150 thousand liras. Demand for Foça has increased significantly since the pandemic. Rents are high in the winter season as well, but they increase even more when the summer season begins."

"RENTALS UNDER 100 DAYS ARE NO LONGER POSSIBLE"

Stating that "seasonal rentals have started to pick up, especially due to the high number of summer houses," real estate consultant Aytaç Candan said, "To give an example; for the rental apartments we rented out for 17,500 TL last year, we are asking for 30,000 TL in 2024.

To give another example; while the monthly rent for places we rented as villas last year was 45,000 TL, it has become 80,000 TL this year. On average, there has been an eighty percent price increase. I also want to warn our homeowners here that rentals under 100 days are no longer possible," he stated.

"REAL ESTATE AGENTS WILL MEDIATE RENTALS EXCEEDING 100 DAYS"

Real estate consultant Ender Sındırgılıoğlu said, "There has been a serious price increase since last year. The price of a 2+1 apartment that we rented for 10,000 TL last year currently starts at 20,000 TL. When we rent it out seasonally, the monthly rent starts at 50,000 TL.

According to the short-term rental regulation that has been in effect since January 1, 2024, tourism agencies mediate rentals under 100 days. Real estate agents will mediate rentals exceeding 100 days. Our citizens who will engage in short-term rentals must register with the Ministry of Culture and Tourism," he said.
