Terms for Istanbul's social housing rental project announced: Who is eligible to apply?

The first phase of the social housing rental project, conducted by the Ministry of Environment, Urbanization and Climate Change and to be implemented by TOKİ, will begin in Istanbul. Within the scope of the project, a total of 1,071 housing units in 12 districts will be allocated to eligible beneficiaries at rental rates below market value.

Applications will be made between September 14 and 25 via e-Devlet through TOKİ's "Housing / Workplace Application" service. No fees will be charged to citizens during the application process. Those living in Istanbul will be able to apply for any district within the scope of the project, without being limited to the district where they reside.

RENTAL RATES AND APPLICATION REQUIREMENTS

The project will include 1+1, 2+1, 3+1, and 4+1 housing options. 1+1 or 2+1 units may be allocated to young married couples; while 2+1, 3+1, or 4+1 units may be allocated to families with two or more children.

Monthly starting rental rates have been set at 10,000 TL for 1+1 units, 12,000 TL for 2+1 units, 15,000 TL for 3+1 units, and 18,000 TL for 4+1 units. Rental rates will remain fixed for 12 months from the date notified by the administration for delivery. Following this period, an increase based on the CPI (TÜFE) rate will be applied to rents in the first January thereafter.

The allocation period for the housing units will be 3 years and cannot be extended. Beneficiaries who purchase a home during the allocation period will be required to vacate the social housing unit. Rental payments will begin on the 20th of the month following the delivery of the housing unit.

Applicants are required to be citizens of the Republic of Turkey, be at least 18 years old and married as of the application date, and have resided in Istanbul uninterruptedly for at least one year. Furthermore, the applicant must not own any independent housing registered in the land registry within the borders of Turkey, must not have previously signed a housing contract with TOKİ, and their average monthly net household income must not exceed 100,000 TL.

Applications from those who own a residential property deed will not be accepted. Individuals who have purchased or sold an independent residential property in the last 5 years, as well as those who have active principal or substitute beneficiary status in the Social Housing or "First Home Land" projects, will also not be able to benefit from the project.
