According to a report by Sözcü, while housing prices across the country have increased by 43 percent over the last year, the increase in land prices has reached 63 percent. It is stated that annual land sales in Turkey are around 15 billion TL, and demand for land is expected to increase in the coming years.
Emlakjet CEO Tolga İdikat stated that the increase in land listings has brought the Marmara, Aegean, and Mediterranean regions to the forefront, with the cities of İzmir, Bursa, Tekirdağ, and Antalya ranking first in the number of listings.
“Under current market conditions, land and field investments generally offer high return potential in the long term,” said İdikat, adding, “We observe that over the past year, land prices across Turkey have increased by 63 percent, field prices by 54 percent, commercial real estate prices by 44 percent, and residential property prices by 43 percent.”
"These increases indicate that interest in land investments, in particular, is growing, and that this trend will continue if the stagnation in the housing market persists," he said. İdikat stated that interest in land investments could increase even further in the coming years.
Land listings are particularly prominent in the Marmara, Aegean, and Mediterranean regions. According to Emlakjet data, İzmir, Bursa, Tekirdağ, and Antalya lead in the number of listings.
Data from the Turkish Statistical Institute (TÜİK) has also highlighted the rise in demand for land, fields, and commercial real estate. According to the data, housing sales in 2023 fell by 17.5 percent compared to 2022, remaining at 1 million 225 thousand 926 units.
Meanwhile, sales of land, fields, and commercial real estate reached 1 million 426 thousand 146 units in the first 10 months of last year, effectively racing toward a record.
