Citizens are once again at odds as tenants and landlords due to rising inflation and the economic crisis. 

Following the recent trend of landlords demanding an "eviction commitment", tenants have developed a new formula. The ongoing process is wearing down both landlords and tenants.

According to a report by Gülistan Alagöz from Hürriyet, some tenants who accept this during the rental phase claim "The signature is not mine" when the time for eviction arrives. The purpose of this objection is to gain time and remain in the same house for a longer period.

Legal experts also state that there has been an explosion in signature objections in recent months, and that it takes 1.5 to 2 years for cases to be concluded. Lawyer Hikmet Güngör, noting that new disputes between tenants and landlords are added every day, said that there has been a significant increase in objections to signatures in eviction requests in recent months. Stating that tenants have the right to object if they did not sign or if the eviction commitment is legally invalid, but that sometimes bad-faith objections are also made, Güngör explained the process as follows:

“For about 2 years, landlords have not been renting out their homes without obtaining an eviction commitment. The tenant accepts this condition and signs it. When the eviction date arrives, the problems in the rental market push the tenant toward different paths. The landlord applies to the enforcement office within one month from the eviction date, and a notice is sent to the tenant. At this point, the tenant must either vacate the house in 15 days or object within one week. What has been happening in recent months is this: The tenant knows that if they move out, they won't be able to find a house for the same price. So they say, 'Let me gain time,' and object to the signature. At this point, the landlord must file a lawsuit to refute the grounds for the objection. In this period when rental lawsuits have exploded, this process can take 1.5-2 years. In short, while it is a profitable process for the tenant, the property owner suffers serious grievances.”
