Expert appraises rent for celebrity living in Bebek! Rent for the 'mouse-infested house' set at 75 thousand liras

In recent months, the landlord of Kaya Çilingiroğlu's ex-wife, Feraye Tanyolaç, filed a lawsuit demanding that the rent be set at 80 thousand liras. An expert has now appraised the apartment located in the Arif Paşa Mansion.

The landlord, Gülsüm Suna Çakmur, filed a lawsuit in recent months through her lawyer, Çiğdem Kezer, seeking to set the rent at 80 thousand liras. In the previous hearing of the case held at the Istanbul Civil Court of Peace, it was ordered that an expert committee conduct an inspection and prepare a report to determine the rental value of the house.

The expert has delivered their decision in the lawsuit filed by the landlord, who claimed, "She is living in a 100 thousand lira apartment for 11 thousand liras. She has usurped my house." Feraye Tanyolaç had stated, "80 thousand liras is too much for a house with mice and fleas. It is not worth more than 45 thousand liras," but the decision from the expert has come as a disappointment to Tanyolaç.

75 THOUSAND LIRA RENTAL VALUE

According to the report by Sabah, the 3-person expert committee conducted its inspection of the house in the Arif Paşa Mansion on September 12. Regarding the house, which Feraye Tanyolaç described by saying, "I am living in a shanty-like apartment, a janitor's apartment. Mice have infested it," the expert committee determined a rental value of 75 thousand liras following their inspection.

The expert committee, accompanied by the presiding judge, visited the house in Bebek to carry out the necessary measurements and examinations. It was reported that the house, which was also photographed, is a 150-square-meter unit with 3 rooms and 1 living room. The inspection noted that the floors of the living room, bedrooms, hallway, and kitchen were covered with laminate flooring, the walls were painted with satin paint, and the ceilings were finished with ceiling paint. It was stated that the floors and walls of the bathroom and toilet were covered with ceramic tiles. The report noted that the kitchen featured high-quality kitchen cabinets and a countertop, the windows were made of PVC joinery, the interior doors were press-molded, and the exterior door was steel.

LISTING DATA FOR 3 DIFFERENT HOMES

The expert committee also examined comparable properties in Bebek. The expert report included listing information for 3 different houses in the region with similar features. It was reported that one example was listed for 95 thousand liras, another for 79 thousand 500, and a third for 80 thousand liras in monthly rent. The report was prepared by taking into account factors such as the status of the neighborhood where Feraye Tanyolaç's house is located, zoning status, facade conditions, utility, and the current values of surrounding real estate.

The committee, which also consulted with real estate offices in Bebek, determined the value of the house based on average market prices. In its report, the committee determined that the rental price per square meter in Bebek has increased by 667.88 percent over the last four years, and that the August average was 719 liras per square meter. It was emphasized that current economic indicators and market data were also taken into account when comparing the property with other houses in the region. The report stated that the monthly rent was calculated at 75 thousand liras, based on a rate of 500 liras per square meter as of December 1, 2023, the date the lawsuit was filed. The prepared report has been submitted to the court.
