Land prices soared after the earthquake: Here are the places where prices have multiplied
Following the 6.2 magnitude earthquake that occurred in Istanbul on April 23, there has been a rapid increase in land and field prices, particularly in the Marmara Region. While the real estate market is becoming active in areas such as Silivri, Çatalca, and Tekirdağ, experts are warning against the risk of fraud.

In districts close to the epicenter of the earthquake, such as Silivri, Çatalca, Arnavutköy, Tekirdağ, Marmara Ereğlisi, Çorlu, and Saray, the prices of land and fields, in particular, have begun to rise rapidly.
PRICES IN SİLİVRİ INCREASED BY 60%
According to a report by Kaan Zenginli from Türkiye newspaper, while a 450-square-meter zoned plot of land in Silivri was around 2.5 million TL before the earthquake, this figure has now risen to 4 million TL.
In the Çorlu district of Tekirdağ, the value of a 1,000-square-meter unzoned plot of land has increased from 1.5 million TL to 2.5 million TL within a few weeks. These regions, where low-rise structures are preferred due to earthquake risk, have become the new favorite of investors.
INTENSE INTEREST SURPRISES REAL ESTATE AGENTS
Ahmet Göyneli, a real estate agent in Silivri, stated that interest in the region has exploded in recent days, saying, "Our phones do not stop ringing. There are those who want to buy zoned land to build a house, and those who want to buy a field to place a 'tiny house'. But everyone needs to be careful. Not every piece of land can be developed."
BEWARE OF FAKE LISTINGS!
This rapid increase in prices has also brought about cases of fraud. It is stated that some individuals are trying to sell land at high prices in Çeşmeli, one of the areas in Tekirdağ closed to construction, with the claim that "this place has been opened for zoning."
Real estate valuation expert Burak Taban, who issued a warning on the subject, said, "Our citizens should be careful against fake listings. Before making a purchase, the title deed and zoning status must be verified by official institutions."
Experts emphasize that when buying land or fields, one should not focus solely on price increases. The zoning status, infrastructure, construction permits, and regional plans of the property to be purchased should be carefully examined.
