Summer home prices rose rapidly during the holiday period, with Çanakkale recording the highest increase at 46 percent annually.
The surge in demand for coastal regions during the Eid al-Adha holiday has driven up summer home prices. According to Endeksa's April 2025 data, Çanakkale became the province with the fastest growth, with a 46 percent price increase over the last year, while the price per square meter in İzmir's popular resort town of Alaçatı reached a record level of 143,971 TL.

In Muğla's popular district of Bodrum, the price increase remained at 15 percent, while Mersin (28,259 TL/m²) and Istanbul's Silivri district (35,053 TL/m²) stood out as budget-friendly options.
For rental properties, Çeşme drew attention with an 83 percent hike, and Alaçatı with an 80 percent increase. The average rent in Alaçatı rose to 50,762 TL, highlighting how active the summer housing market has become.
