Recent regulations in the urban transformation process, while accelerating transformation projects, may leave some homeowners in a difficult position. According to a report by Ezgi İzgi from Ekol TV, under the new regulation, property owners will not receive notary notifications, and decisions regarding the transformation process will only be communicated via electronic notification. This situation creates the risk of properties being put up for sale without the owners being informed.
According to the regulatory changes:
After the identification of a risky structure, notification to the land registry office will be made within 10 days at the latest.
Announcements will be made by posting minutes at building entrances.
Property owners will not be informed via notary; notifications will only be made electronically.
In urban transformation projects, a contractor can be selected with a 50.1 percent majority, and the requirement to hold an official meeting will be eliminated.
This regulation carries significant risks for homeowners. Especially those living abroad or those who do not follow neighborhood headman (muhtar) announcements may face a sales process without knowing their homes have entered the transformation process.

Real estate expert Mustafa Hakan Özelmacıklı emphasized that while the obstacle of notary notification has been removed with the new regulation, this situation could lead to serious grievances.
Özelmacıklı stated, "Notary notification was a major time loss in the urban transformation process. However, this process has been accelerated with the new regulation. Nevertheless, there are serious risks, especially for property owners living abroad or those who frequently change their addresses. People who do not receive their electronic notifications may not even realize that their properties have entered the sales process. Everyone must follow announcements regarding their properties much more carefully."

Experts recommend that homeowners take the following precautions to avoid being victimized:
Regularly check E-Devlet (e-Government) and land registry records.
Follow announcements regarding risky structure identification.
Examine notifications posted at neighborhood headman offices and building entrances.
For property owners living abroad, appoint an authorized person to follow the process via power of attorney.
With the new regulation, while urban transformation projects are accelerating, many new risks that homeowners need to pay attention to have also emerged.
