2025 record in housing sales
As housing sales in Turkey reached a peak in 2025, changes in mortgage-backed and new housing sales are drawing attention.
According to data released by the Turkish Statistical Institute (TÜİK), housing sales reached their highest level of the year in October 2025. The increase observed in housing sales since 2020 peaked in the first 10 months of 2025.
DECLINE IN NEW HOUSING SALES
While first-hand housing sales were nearly equal to second-hand housing sales in 2013, a gap began to form in favor of second-hand housing starting in 2019. As of 2025, the share of first-hand housing sales in total sales fell to 30.7 percent, while the share of second-hand housing rose to 69.3 percent.
CHANGE IN MORTGAGE-BACKED HOUSING SALES
In 2020, mortgage-backed housing sales reached 38.2 percent of total sales due to low-interest campaigns. However, this rate experienced a sharp decline in 2021. With the rise in interest rates in 2024, the share of mortgage-backed housing sales fell to 10.7 percent.
These data provide important clues for understanding how trends in housing sales are changing and the dynamics of the market.
