Attention homebuyers: A surprise picture in housing sales in 2025
The December 2025 Housing Sales Statistics announced by TurkStat revealed that sales across Turkey increased throughout the year. While total sales, as well as mortgage-backed and first-hand transactions, rose in December, a year-on-year decline was recorded in sales to foreigners.
The Turkish Statistical Institute (TurkStat) has shared the Housing Sales Statistics for December 2025 with the public. According to the data, housing sales across Turkey increased by 14.3 percent in 2025 compared to the previous year, reaching 1 million 688 thousand 910.
The provinces with the highest number of sales were Istanbul with 280 thousand 262, Ankara with 152 thousand 534, and Izmir with 96 thousand 998, respectively. The provinces with the lowest number of sales were recorded as Ardahan with 727, Bayburt with 1 thousand 251, and Hakkari with 1 thousand 559.
SIGNIFICANT INCREASE IN SALES IN DECEMBER
Housing sales across Turkey increased by 19.8 percent in December compared to the same period of the previous year, rising to 254 thousand 777.
INCREASE IN MORTGAGED SALES CONTINUES
Mortgaged housing sales rose by 25.2 percent year-on-year in December, totaling 29 thousand 149. For the whole of 2025, this figure reached 236 thousand 668, an increase of 49.3 percent. While the share of mortgaged sales in the total was 11.4 percent in December, this rate was calculated as 14.0 percent for the year as a whole.
During the same period, 7 thousand 666 mortgaged sales were made for first-hand housing in December, and 57 thousand 639 throughout the year.
OTHER TYPES OF SALES STOOD OUT
Housing sales made through methods other than mortgages increased by 19.2 percent in December to 225 thousand 628. The number of houses that changed hands through other sales types throughout the year increased by 10.1 percent, reaching 1 million 452 thousand 242.
ANNUAL INCREASE IN FIRST-HAND HOUSING
First-hand housing sales were recorded as 96 thousand 690 in December, an increase of 26.2 percent. Throughout 2025, first-hand sales increased by 11.6 percent compared to the previous year, reaching 540 thousand 786. The share of first-hand housing in total sales was announced as 38.0 percent in December and 32.0 percent for the year as a whole.
ACTIVITY IN SECOND-HAND SALES
Second-hand housing sales increased by 16.2 percent in December, reaching 158 thousand 87. Throughout 2025, sales in this area increased by 15.6 percent, totaling 1 million 148 thousand 124.
ANNUAL DECLINE IN SALES TO FOREIGNERS
Housing sales to foreigners decreased by 9.4 percent in 2025 compared to the previous year, totaling 21 thousand 534. The share of these sales in the total was recorded as 1.3 percent. The provinces with the highest number of sales to foreigners were Istanbul (7 thousand 989), Antalya (7 thousand 118), and Mersin (1 thousand 800), respectively.
FOREIGN PURCHASES INCREASED IN DECEMBER
Housing sales to foreigners increased by 5.1 percent year-on-year in December, totaling 2 thousand 541. The share of this figure in total sales remained at the 1.0 percent level.
SALES RANKING BY NATIONALITY
Throughout 2025, the highest number of housing sales by country was made to citizens of the Russian Federation with 3 thousand 649. This country was followed by Iran with 1 thousand 878 and Ukraine with 1 thousand 541. In December, the ranking was the Russian Federation with 504, Iran with 232, and Ukraine with 193.
