Data released: Significant decline in housing sales to foreigners

While housing sales across Turkey reached their highest level of the year in October, sales to foreigners showed a decline. Istanbul once again saw the highest number of sales.

Data released: Significant decline in housing sales to foreigners

In October, 164 thousand 306 houses were sold across Turkey. Despite a 0.5 percent decrease compared to the same month of the previous year, this figure represents a 9 percent increase compared to the previous month, reaching the highest monthly sales level of 2025.

ISTANBUL SAW THE HIGHEST NUMBER OF SALES

In the distribution of housing sales by province, Istanbul ranked first with 26 thousand 305 houses. Istanbul was followed by Ankara with 14 thousand 681 sales and Izmir with 8 thousand 678 sales. The lowest number of sales were recorded in Ardahan with 86 houses, Bayburt with 135 houses, and Tunceli with 143 houses.

In the first ten months of the year, the January-October period, housing sales increased by 16.2 percent compared to the same period of the previous year, reaching 1 million 293 thousand 33.

MORTGAGED HOUSING SALES INCREASED

In October, mortgaged housing sales totaled 23 thousand 527. This figure represents an 11.5 percent increase compared to the same period last year. The share of mortgaged sales in total housing sales was determined to be 14.3 percent.

In the January-October period, there was a notable rise in mortgaged sales. During this period, mortgaged sales were recorded at 186 thousand 20, an increase of 64 percent compared to the same period of the previous year.

Of the mortgaged sales made in October, 5 thousand 919 consisted of first-hand housing, while 44 thousand 490 of those made in the January-October period were first-hand.

DECLINE IN FIRST-HAND HOUSING SALES

Across Turkey, first-hand housing sales reached 54 thousand 866 in October. This figure indicates a 4.9 percent decrease compared to the same month of the previous year.

The share of first-hand housing in total sales was 33.4 percent. In the first ten months of the year, first-hand sales increased by 10.9 percent, recorded at 397 thousand 507.

INTENSE ACTIVITY IN SECOND-HAND HOUSING

Second-hand housing sales were determined to be 109 thousand 440 in October. This figure represents a 1.8 percent increase compared to the same month last year.

The share of second-hand housing in total sales was announced as 66.6 percent. In the January-October period, second-hand housing sales increased by 18.8 percent to 895 thousand 526.

DECLINE IN SALES TO FOREIGNERS CONTINUES

Housing sales to foreigners totaled 2 thousand 106 in October. There was a 0.8 percent decrease compared to the same month last year.

The share of housing sales to foreigners in total sales remained at the 1.3 percent level.

The provinces where foreign investors purchased the most housing were Antalya with 729 sales, Istanbul with 725 sales, and Mersin with 192 sales.

In the January-October period, sales to foreigners were recorded at 17 thousand 50, an 11.3 percent decrease compared to the same period last year.

RUSSIANS PURCHASED THE MOST HOUSING

By country of citizenship, the highest number of housing sales were made to citizens of the Russian Federation with 315 houses. Russia was followed by citizens of Germany with 191 sales and Iran with 172 sales.
