A critical process affecting millions in tax payments is moving rapidly. In many regions of Turkey, property tax base values have increased exorbitantly, and the time is running out for citizens who have the right to object to this increase. In major cities like Istanbul, where values have increased 10-15 fold in some areas, the final day for objections has been set as Monday, September 8, 2025. Property owners who will face high property taxes and other related tax items after this date need to take action to avoid losing their rights.

NEW BASE VALUES WILL DEEPLY AFFECT THE ECONOMY

The new base values that will be valid for the 2026-2029 period will directly affect items such as title deed fees, valuable housing tax, benchmark rental values, and inheritance and gift taxes, in addition to property taxes. This increase will raise the tax burden on property owners, especially in major cities and tourism regions. Furthermore, it may cause broader price increases in the real estate market through chain effects on the economy, such as rental prices, housing sales, construction costs, and investment expenditures.

OBJECTION PROCESS AND DEADLINE

Citizens who wish to object to the increases in base values have gained a temporary extension for this process due to the judicial recess. The deadline for filing a lawsuit against the new base values that form the property tax base ends on September 8, 2025. Cancellation decisions issued in lawsuits will cover all taxpayers in the same neighborhood or street. However, since applications made to municipalities do not stop the lawsuit period, citizens must apply directly to tax courts.

Lawyer Serkan Ekici stated, "Updates to the base values that form the property tax base are an administrative practice aimed at reflecting economic dynamics. However, legally, property owners have the right to object by applying with concrete evidence. Being careful in this process and following legal rights will be in the favor of property owners."
