Concerns everyone buying or selling a home: New era in housing listings begins on February 1
A new practice that closely concerns those planning to buy or sell a home comes into effect as of February 1.
The Ministry of Trade is implementing a new practice to combat fake listings and fraud cases in the real estate sector.
As of February 1, 2026, the Electronic Listing Verification System (EİDS) will become mandatory for residential property listings.
The new regulation aims to prevent deposit fraud, particularly those conducted through listing websites.
UNAUTHORIZED AND MISLEADING LISTINGS WILL BE PREVENTED
Thanks to EİDS, the accuracy of listings and the ownership of the property will be verified through e-Government data.
Property owners or authorized real estate businesses will not be able to publish listings without obtaining approval through the system. This is intended to prevent unauthorized listings, imaginary properties, and price manipulation that disrupts market balance.
HOW WILL THE EİDS SYSTEM WORK?
The new system will operate by integrating listing platforms with land registry records. The basic operation of the application consists of the following points:
OWNERSHIP VERIFICATION: The existence of the property subject to the listing and its land registry information will be checked via e-Government.
APPROVAL PROCESS: The property owner will provide approval for the listing to be posted through the system.
PREVENTION OF FRAUD: Thanks to verified listings, consumers will be prevented from falling victim to deposit fraud through fake listings.
NEW LISTING RULES AFTER FEBRUARY 1
With the regulation coming into effect, listing processes will function as follows:
INDIVIDUAL LISTINGS: Individuals will only be able to post listings for properties belonging to themselves or their first-degree relatives (mother, father, spouse, and children).
REAL ESTATE BUSINESSES: Real estate firms with sales authorization will be able to publish listings after obtaining approval through the system following an authorization agreement made with the property owner.
The new practice will not be limited to increasing consumer safety; it will also contribute to strengthening transparency in the real estate sector and reducing unregistered activities.
