According to the Return on Investment Index included in a statement by Emlakjet, real estate ROI periods across Turkey have fallen from 17 years to 14. The shortening of ROI periods makes real estate investments more attractive and provides investors with the opportunity to make faster and more efficient investments thanks to shorter payback periods. This improvement observed across Turkey once again demonstrates that the real estate sector continues to be a reliable and profitable alternative for investors.

While rising demand drives up rental prices, the fact that housing prices have not increased at the same rate contributes to the acceleration of this process. This development makes Ankara a more attractive option for investors.

BEYLİKDÜZÜ
Analyses of districts in metropolitan cities make investment opportunities more apparent. Among the districts with the shortest ROI periods in Istanbul, Beylikdüzü stands out with 11 years, Esenyurt with 12 years, and Gaziosmanpaşa with 13 years. The ROI period in the Sarıyer district is at its highest level at 22 years.
In Ankara, the districts with the shortest ROI periods were recorded as 12 years in Çubuk, Mamak, and Polatlı, while the district with the longest period was recorded as 15 years in Çankaya. In Izmir, the districts with the shortest ROI periods were determined as 12 years in Aliağa, 13 years in Konak, and 14 years in Bergama. The longest period was observed in the Çeşme district at 24 years.
PROVINCE WITH THE LOWEST ROI PERIOD
In November, Niğde, Ankara, and Mersin stood out among the provinces with the lowest ROI periods. While the ROI period in Niğde dropped to 8 years, it is measured at 12 years in Ankara and Mersin. The ROI period in Ankara has decreased by 14 percent compared to last year. Among the provinces with the highest ROI periods are Isparta, Burdur, and Antalya. ROI periods in these provinces are observed as 20 years, 20 years, and 19 years, respectively.
Analyses based on the number of rooms reveal that ROI periods lengthen as apartment size increases. While the average ROI period for 1+1 apartments is 13 years, this period rises to 14 years for 2+1 apartments and 16 years for 3+1 apartments. Small-square-meter apartments are generally lower-cost and offer attractive options for investors targeting short-term rental income. Since such apartments are properties that can provide high rental income and be rented out quickly, they become more advantageous for investors.
Emlakjet CEO Tolga İdikat, whose views were included in the statement, stated that in general, a positive picture has emerged regarding the ROI period of real estate investments and that opportunities focused on rental income are increasing across Turkey.
İdikat stated, "Short ROI periods, especially in metropolitan cities like Ankara, Istanbul, and Izmir, are drawing the focus of investors to these regions. Factors such as the expectation that interest rates will fall, the increase in rental income, and the continuously rising demand are among the fundamental elements accelerating real estate investments. Housing that provided returns in long periods like 20 years in the past now provides returns in a shorter period like 15 years. This situation offers a great opportunity for investors who want to earn passive income in the real estate sector."
Noting that in an environment where rental income is increasing and demand is constantly rising, investors have the opportunity to make investments that provide more efficient and faster returns, İdikat added, "The Return on Investment Index will continue to provide guidance and determine trends in real estate investments. Investors will continue to evaluate these opportunities to increase their potential earnings with rising rental income and short ROI periods."
