It surpassed all cities in Turkey, taking the top spot in housing prices

Remarkable changes are occurring in housing prices across Turkey. According to the latest report, the dominance of Istanbul and Ankara, which had led the housing market for many years, has been transferred to tourism centers. Muğla, in particular, has become the province with the most expensive housing market in the country due to its high average prices.

While the average price of houses for sale in Muğla has reached 8 million 200 thousand TL, this figure was recorded at 7 million 700 thousand TL in its closest follower, Istanbul. Coastal cities such as Çanakkale, Antalya, and İzmir also feature in the upper ranks of the list. Those looking to buy a home in Çanakkale have to set aside an average of 6 million 400 thousand TL, while in Antalya, the figure is 6 million 300 thousand TL.

Muğla, which draws attention with its natural beauty, tourism potential, and quality of life, stands out in prices due to the influence of these factors. A significant increase in housing costs is observed in the province, which is located at the intersection of the Aegean and Mediterranean and hosts popular holiday resorts. Price increases continue in neighboring provinces such as İzmir and Aydın; the average housing price has risen to 6 million 100 thousand TL in İzmir and 5 million 900 thousand TL in Aydın.

For those looking to buy a home or considering an investment, the most affordable cities are located in Southeastern Anatolia. In Kilis, which is at the bottom of the list, the average sale price of a house is 2 million 200 thousand TL. Kilis is followed by Hakkari, Malatya, and Osmaniye, which stand out as the provinces with the lowest housing prices.

The top 10 provinces with the most expensive housing in Turkey and their average sale prices are listed as follows:

  1. Muğla – 8,200,000 TL
  2. Istanbul – 7,700,000 TL
  3. Çanakkale – 6,400,000 TL
  4. Antalya – 6,300,000 TL
  5. İzmir – 6,100,000 TL
  6. Aydın – 5,900,000 TL
  7. Balıkesir – 5,500,000 TL
  8. Yalova – 5,300,000 TL
  9. Bartın – 5,200,000 TL
  10. Bursa – 5,100,000 TL

This change in the housing market clearly reveals that the traditional superiority of major metropolitan areas has shifted to coastal cities and tourism regions. The direction in which housing prices will move in the coming period will continue to be closely monitored alongside the balance of supply and demand.
