New buying opportunity for housing
The stability of housing prices offers an opportunity that buyers should consider.
Mesut Güleroğlu, President of the İzmir Chamber of Real Estate Agents, stated that prices in the housing market are currently stable but may increase in the future. Güleroğlu said, "Many people are currently keeping their savings in interest accounts or gold. However, when these savings are directed toward housing, prices will rise. Therefore, it is important for those considering buying a home to evaluate the current situation."
Güleroğlu expressed that the 38.36% rent increase rate announced in October is a positive development for tenants. Noting that inflation rates are on a downward trend, Güleroğlu emphasized that loan interest rates are also gradually falling. "This is a welcome development for tenants," he added.
WHICH AREAS ARE PREFERRED THE MOST?
Stating that housing sales in İzmir are concentrated mostly in Çeşme and Urla, Güleroğlu said that single or two-story houses have been preferred more since the pandemic and earthquake periods. He also noted that activity in housing sales has been observed in the Aliağa and Bergama regions. For affordable housing, he mentioned that Buca and Çiğli are preferred. He stated that investors are turning to these regions due to the high student population and that there is a shift from 3+1 apartments to 1+1 apartments due to frequent tenant turnover.
Güleroğlu warned, "Especially after March 2026, buying a home may become more difficult. Therefore, those who do not make a purchase at today's prices may regret it later."
