With the rise in digital fraud incidents, concerns among real estate owners regarding the security of their properties are steadily increasing. Financial analyst İslam Memiş, in a warning issued via social media, reminded property owners that they should activate a security feature offered on the e-Devlet portal.

According to the information provided by Memiş, attempts to transfer property deeds through leaked identity information or forged powers of attorney have become more frequent recently. Property owners who wish to minimize such risks can provide significant protection with a simple process that takes only a few minutes.

Thanks to the “Declaration of Inability to Transact” (İşlem Yapılamaz Beyan Tesisi) application offered on the digital platform of the General Directorate of Land Registry and Cadastre in Turkey, real estate such as houses, land, or workplaces cannot be subject to any legal transaction without the owner's explicit written consent. When this application is activated, the owner's approval is required for transactions such as sales, transfers, or mortgages. This prevents fraudulent sales or transfers to other individuals.

The application is easily accessible within the e-Devlet system, and citizens can add a “cannot be transacted” declaration to any real estate they choose. This application acts as an effective barrier against cases such as transactions made with forged powers of attorney and inheritance fraud, which have been increasing recently.

VICTIMIZATION MAY OCCUR

As Memiş emphasized, if property owners do not take this precaution, their deeds may become open to transactions by malicious individuals, leading to significant victimization. By taking this measure before any transaction occurs, property owners can significantly protect their property rights.

The “deed locking” step for real estate owners to increase their digital security is gaining more importance, especially considering the growing concerns regarding leaked identity information and fraud risks. Experts recommend that citizens use the e-Devlet platform to ensure the security of their real estate and advise those who have not yet done so to complete this step as soon as possible.
