Endeksa's April 2025 data reveals that prices in Istanbul's luxury neighborhoods have reached astronomical levels.

INTEREST RATE HIKES AND OPPORTUNISM

The sharp rise in mortgage interest rates and the artificial inflation of prices by some contractors and real estate investors following the earthquake on April 23 have exposed the opportunism in the sector. With these developments, becoming a homeowner in Istanbul has turned into a luxury accessible only to a certain segment.

NEIGHBORHOODS APPEALING TO HIGH-INCOME GROUPS STAND OUT

Districts that appeal to high-income groups, such as Beşiktaş, Sarıyer, Üsküdar, and Beykoz, stand out as the regions where housing prices have peaked. In particular, the Poligon neighborhood in Sarıyer has become the most expensive neighborhood with an average housing value of 69 million 530 thousand TL.

PRICE PER SQUARE METER HAS REACHED UP TO 247 THOUSAND TL

Prices per square meter in some neighborhoods are also at quite striking levels. While the average price per square meter in the Levazım neighborhood of Beşiktaş exceeds 223 thousand TL, this figure has reached 247 thousand TL in the Harbiye neighborhood of Şişli. While this situation may still seem attractive to investors, it presents an inaccessible picture for those looking for user-oriented housing.

AMORTIZATION PERIODS AT HISTORIC LEVELS

Amortization periods, which represent the time it takes for housing to recover its investment costs, are also breaking records. While this period reaches 49 years in the Poligon neighborhood of Sarıyer, it has exceeded 40 years in many districts. This indicates that it will take nearly half a century for a property to pay for itself through rental income.

Kandilli (Üsküdar) – 46.9 million TL

Levazım (Beşiktaş) – 43.9 million TL

Uskumruköy (Sarıyer) – 43.5 million TL

Rumelikavağı (Sarıyer) – 42.8 million TL
