Turkey's rental map revealed: Istanbul is far ahead
The August 2026 Rental Report, prepared by Emlakjet using Endeksa data, revealed that residential rents across Turkey have increased by 22.3 percent over the last year. Istanbul stood out among major cities with an average rent of 45,510 TL and a 44 percent annual increase.
The August 2026 Rental Report, prepared by Emlakjet using Endeksa data, indicated that while residential rent increases across Turkey remained below inflation, Istanbul diverged from this trend.
According to the report, the average residential rent across Turkey was calculated at 28,040 TL as of August. The nominal increase in rents over the last year was 22.3 percent. However, when the effect of inflation is removed, a 7.1 percent real decline in rental prices was observed across Turkey.
This data does not mean that rents have fallen in TL terms; it shows that rent increases have lagged behind general price increases.
In Istanbul, the average residential rent rose to 45,510 TL. While the annual nominal increase in the city was recorded at 44 percent, there was a 9.4 percent real increase in rents according to inflation-adjusted calculations.
The average rent in Istanbul was 62.3 percent higher than the Turkey-wide average of 28,040 TL. Thus, Istanbul became the city that stood out among major cities with its real rental increase.
In the report, Istanbul was followed by Muğla with an average rent of 40,940 TL. The average rent was calculated at 34,440 TL in Ankara, 33,369 TL in İzmir, 29,306 TL in Antalya, and 24,207 TL in Bursa.
