8 properties linked to famous hotel in Cappadocia put up for auction

An auction process has been initiated for 8 properties linked to the Cappadocia Cave Resort SPA, located in Uçhisar, one of the key tourism centers of Cappadocia. In the sale notice published by the Nevşehir Enforcement Office, the total appraised value of the properties, which are being put up for sale due to a mortgage, was listed as 498 million 900 thousand 701 lira and 50 kuruş.

The properties included in the sale consist of hotel sections, restaurants, spa areas, and structures containing pools. The notice stated that movable assets located within the hotel are not included in the mortgage and will not be considered part of the sale.

One of the notable properties on the list is the hotel section located on an 800-square-meter plot in Uçhisar's Yukarı Neighborhood. The section, reported to have three floors and a total construction area of 1,300 square meters, includes 25 hotel rooms as well as a restaurant, spa center, Turkish bath, sauna, massage and beauty rooms, a gym, a terrace, and both indoor and outdoor pools.

According to the expert report, the rooms, which range in size from 25 to 40 square meters, feature bathrooms, bathtubs, and jacuzzis. An appraised value of 85 million 294 thousand lira was set for this property, which is noted to be built using natural stone and wood materials and is located approximately 200 meters from Uçhisar Castle.

HIGHEST VALUE SET FOR TWO PARCELS

The highest appraised value on the sale list was announced for two parcels in the Tekeli area of Uçhisar. A value of 181 million 256 thousand 462 lira was set for the two properties, which have a total size of 970 square meters.

The expert report stated that these properties contain 27 hotel rooms, as well as a cafe, restaurant, outdoor and children's pools, a spa center, massage rooms, a gym, a Turkish bath, a salt room, and a sauna. It was noted that the total area of the structures is 2,390 square meters.

The first and second auctions for the total of 8 properties are planned to be held electronically in September, October, and November. The dates for the tenders, detailed specifications of the properties, and terms of sale will be announced via the UYAP E-Sales system.
