Landlords have started demanding these from students too: The list is endless
As the search for rental housing accelerates ahead of the new academic term, students are facing not only high rents but also deposits, commissions, and utility subscription costs. Some listings even include numerous conditions ranging from guest bans to curfew hours.
As university students and their families continue their search for rental housing ahead of the new academic year, rental prices are rising, particularly in regions where universities are located. In addition to this, it is noted that the conditions demanded by some landlords from students are increasingly growing.
While it is reported that rents in cities with large student populations in Anatolia generally range between 15 thousand and 30 thousand TL, it has been noted that these figures reach much higher levels in Istanbul.
According to a report in Türkiye Gazetesi, it is stated that rents around major public and foundation universities start at 30 thousand TL and rise up to 70-80 thousand TL, and can even reach 100 thousand TL in luxury residential complexes and large furnished apartments.
THE COST FOR A STUDENT TO MOVE IN REACHES 150 THOUSAND TL
According to real estate consultants, students who struggle to cover these rents on their own are trying to rent houses by coming together in groups of 3-4. However, payments such as deposits, real estate agent commissions, and maintenance fees (aidat) beyond the rent also strain students' budgets.
When one month's rent as a deposit, advance rent, and real estate agent commission are added to moving expenses, electricity, water, natural gas, and internet subscriptions, as well as the basic needs of the house, it is stated that students can face a cost between 50 thousand and 150 thousand TL before moving into a house.
CONDITIONS IN LISTINGS DRAW ATTENTION
In addition to rental prices, the conditions listed by some landlords in their advertisements for students also draw attention.
It is stated that conditions such as not using tobacco products, not accepting pets, requiring a parent as a guarantor, and using the furniture with care are included in the listings. In some advertisements, quiet hours are set, while it is also requested that strong-smelling food not be cooked and that common areas be used according to specific rules.
It was reported that some listings shared on social media also include conditions such as not accepting guests of the opposite sex and adhering to entry and exit hours. It was noted that some landlords ask for references and even request the contact information of the landlord where the student previously stayed.
Furthermore, it is stated that there are also listings that ask for debt and enforcement records. It is expressed that details such as washing machine usage hours, kitchen rules, and house cleaning are also starting to be added to contracts, especially in room rentals.
"THE LIST OF RULES IS MORE STRIKING THAN THE RENTAL PRICE"
Mehmet Ali Narin, who works in the real estate business in Istanbul, stated that conditions in student houses have begun to exceed reasonable limits and said:
"Today, in some listings, the list of rules is more striking than the rental price. Many conditions are demanded from the student, such as a civil servant guarantor, advance rent, references, a guest ban, and a ban on tobacco products. Even though the student is the party paying the rent, we see clauses that interfere with their lifestyle. This situation makes finding housing even more difficult, especially in big cities."
Another real estate consultant stated that landlords are demanding more security due to problems experienced with student tenants.
The consultant expressed that they have encountered problems such as more people living in some houses than the two written in the contract, damage to furniture, and noise complaints, and said:
"Not every student is the same, but the bad examples experienced by landlords have increased. People are now acting more selectively due to incidents such as the house being used by too many people, four people staying inside when two are written in the contract, damage to furniture, and noise complaints from neighbors. Especially those who rent out furnished houses set more detailed conditions for fear of damage."
