Maintenance fees in Istanbul are burning pockets: The most expensive and cheapest districts have been identified
While maintenance fees in Istanbul are burning pockets in some areas, they remain at more reasonable levels in others. Fees are high in districts such as Beşiktaş, Beykoz, and Sarıyer, while they are lower in areas like Adalar and Çatalca.
The Professional Facility Managers Association (PTYD) conducted a study covering more than 21 thousand residential complexes, apartment buildings, and residences across Istanbul. According to this study, the highest maintenance fees in Istanbul are paid in districts such as Beşiktaş, Beykoz, and Sarıyer. The average maintenance fee was determined to be 13 thousand 134 liras in Beşiktaş, 11 thousand 340 liras in Beykoz, and 11 thousand 214 liras in Sarıyer. Zeytinburnu and Şişli are also among the other districts where high maintenance fees are paid.
On the other hand, the lowest maintenance fees are paid in Adalar at 645 liras. Maintenance fees are also at relatively low levels in districts such as Çatalca, Fatih, Arnavutköy, and Silivri. PTYD President Ozan Özen stated that real estate values and the variety of services in central districts increase maintenance fees, which is why many people are moving to areas with lower fees. It was noted that more than 117 thousand apartments were vacated for this reason in 2025.
Özen argued that maintenance fees vary depending on the building's architecture, social facilities, and the size of common areas, and that arbitrary increases could be prevented if inspections were increased through new legal regulations.
Condominium law expert lawyer Şeref Kısacık stated that maintenance fees consist of items such as elevator and roof maintenance and the operation of social facilities. Reminding that maintenance fees are determined at the general assembly and that lawsuits can be filed against these decisions within one month, Kısacık emphasized that management plans should be prepared specifically for each residential complex.
