The second installment payment period for the 2026 property tax, which concerns real estate owners across Turkey, will begin on November 1. Taxpayers must complete their payments by the end of the business day on November 30, 2026.
A late payment interest rate of 3.7 percent per month will be applied to property tax debts not paid within the specified period. Accordingly, a debt of 6,000 TL that is not paid on time will increase to 6,222 TL at the end of the first month due to late interest.
Property tax payments will be made by current property owners as well as taxpayers who purchased new real estate during 2025. Citizens can make their payments at the counters of the district municipality where the property is located, through services offered via e-Devlet, through the e-municipality systems of the municipalities, or via the branches, internet banking, and ATM channels of contracted banks.
Some taxpayers who own a single residence within the borders of Turkey that does not exceed 200 square meters in gross area can benefit from the zero-rate property tax application. Those who document that they have no income, retirees who only receive a Social Security Institution (SGK) pension, veterans, the disabled, and the widows and orphans of martyrs are evaluated within this scope. Those who own more than one residence, even if they are shared, lose their right to exemption.
With the new regulation in the Property Tax Law, the calculation of the increase in subsequent years has also changed. Accordingly, in 2027, 2028, and 2029, property tax values will be increased based on the full revaluation rate of the previous year instead of half of it.
