Over the last three years, dues across Turkey have increased by an average of 367 percent. This rise is particularly affecting households living in metropolitan areas. The "Dues and Management in Collective Living Spaces - 2025 Data Analysis" report published by Apsiyon reveals this situation in detail.

According to the report, average dues in Muğla have reached the highest level, hitting 8,710 TL. In Istanbul, dues in districts such as Beşiktaş, Sarıyer, and Şişli have exceeded 10,000 TL, creating an economic burden for middle-income families. The average dues were determined to be 5,049 TL in Ankara and 4,919 TL in İzmir.

PROVINCES WITH LOW DUES

On the other hand, provinces such as Uşak (1,061 TL), Hatay (1,246 TL), Ordu (1,287 TL), Aksaray (1,306 TL), and Mersin (1,455 TL) are among the regions with the lowest average dues. Apsiyon CEO Kudret Türk stated that the fact that dues in Muğla have risen to nearly seven times those in provinces like Uşak is an indicator of economic inequality.

INTERNAL MIGRATION DYNAMICS

In the first half of 2025, more than 117,000 relocations took place in Istanbul. This situation shows that households are in search of more economical living spaces. Apsiyon Academy Director Ozan Özen stated that while dues across Turkey have increased by 367 percent over the last three years, this rate has reached 455 percent in Muğla.

According to TUIK data, while the consumer price index increased by 310 percent during the same period, the gross minimum wage rose by 419 percent to 22,800 TL. These data reveal that the increases in dues have followed a course parallel to economic conditions.
